What RoomSpread is

RoomSpread publishes estimates of room-by-room rental rates, summaries of local rules that affect renting by the room, observed enforcement and complaint signals, and calculators built on them. Everything on the site is an estimate or a research note, for information only. It is not investment, legal, tax or financial advice. Rules change and our research can be incomplete or wrong. Verify with the jurisdiction, and with your own advisers, before you buy, lease or rent out any property.

Accounts

You sign in with a one-time link sent to your email address; there is no password. You are responsible for keeping access to that inbox. One account is for one person. Paid access is tied to the email address it was bought with.

Paid plans

• Pro is a monthly subscription. It renews automatically each month at the price shown on the pricing page until you cancel. You can cancel at any time from the Billing button in the site header; access continues to the end of the period you have paid for.
• A single market report is a one-time purchase that unlocks one market for as long as RoomSpread offers that market.
• Payments are processed by Stripe. We never see or store your full card number.
• Refunds are covered by our refund policy.
• We may change prices; a change to Pro applies from your next renewal after we tell you.

Acceptable use

Your membership is for your own use in evaluating properties. You may not scrape, crawl or bulk-download the data; use automated tools to access the site; resell, republish or redistribute the data or any substantial part of it; share your account; or try to get around the free-tier limits or the paywall. We may suspend or close an account that does, without a refund.

Ownership

The site, the dataset, the research write-ups and the software are ours or our licensors'. Buying access gives you a personal, non-transferable licence to use them under these terms, not ownership of them.

No warranty; limit of liability

The service is provided "as is" and "as available", without warranties of any kind, including accuracy, completeness or fitness for a particular purpose. To the fullest extent the law allows, we are not liable for any indirect or consequential loss, or for any decision you make based on the site, and our total liability for any claim is limited to what you paid us in the twelve months before it arose.

Changes and termination

We may update these terms; the date at the top shows the latest version, and continuing to use the site means you accept it. You can stop using RoomSpread and cancel at any time.

Law

These terms are governed by the laws of the State of Florida. Any dispute will be heard in the state or federal courts located in Miami-Dade County, Florida.
