This policy covers roomspread.com, operated by Blue Sky Miami Consulting LLC. Last updated 26 September 2026. We collect as little as the service needs, and we do not sell personal information.

What we collect

• Your email address, when you create an account, so we can send your sign-in link and attach purchases to you.
• Purchase records — which plan or market you bought and when. Card details go to Stripe and never reach us.
• Usage for the free-tier limit — the ZIP codes looked up, with a one-way hash of your IP address and browser type, so the daily free limit can be applied.
• Analytics — Google Analytics and Microsoft Clarity record how pages are used (pages viewed, clicks, scrolling, approximate location, device) using cookies.
• Addresses you type are sent from your browser to the U.S. Census Bureau's public geocoder to find the ZIP code; we receive only the ZIP. Figures you type into the calculators stay in your browser.
• A session cookie that keeps you signed in for up to 60 days.

Who processes it for us

Stripe (payments), Resend (sending sign-in emails), Hostinger (hosting), Google Analytics and Microsoft Clarity (analytics), and the U.S. Census Bureau geocoder (address to ZIP). Each handles data under its own privacy terms. We share information otherwise only if the law requires it.

How long we keep it

Account and purchase records are kept while your account exists and for as long afterwards as tax and accounting law requires. Free-tier usage records are used only to apply the daily limit.

Your choices

You can ask us to delete your account and personal data, or to tell you what we hold about you, through the contact page. You can block analytics cookies in your browser settings without losing access to the site.

Children

RoomSpread is for adults evaluating property and is not directed at children under 13.

Changes

If this policy changes, the date at the top changes with it.
